Text the address and a few photos of each room and we'll send a ballpark, priced by how much of our 6x12 dump trailer the junk fills. Light turnovers can be a quarter load. A unit the tenant basically walked away from can be a full load or more.
Turnovers are rarely just one thing. There's usually a broken chair on the patio, a closet of clothes, a fridge full of old food and a pile of bags by the back door. We take all of it in one trip and price it together by how much trailer space it fills, so you get one number instead of a stack of separate charges. Mattresses, heavy materials and some specialty items can add a fee, and we tell you before it's loaded.

We load everything that's going, haul it off and sweep so the unit is ready for cleaning.
What a rental cleanout costs
You pay for how much of our 6x12 dump trailer your stuff fills, from a $125 minimum up to $650 for a full load. Labor, loading, hauling and standard disposal are included. Typical sizes for this kind of job:

Before the turnover
A few things that make the job go smoother:
- Photograph what was left behind for your records before anything is hauled.
- Check your lease and Oklahoma's rules on abandoned tenant property before disposing of anything.
- Pull out any appliances or fixtures that belong with the unit.
- Set aside paint, chemicals and fuel. We can't take those.
- Let us know who will meet us at the property.
